Home Buying Mistakes Can Be Disastrous
You need an experienced realtor who knows how to avoid costly mistakes.
It can be easy to fall in love with a new home or a new-to-you home without knowing the actual condition of the property. When you’re making one of the most important decisions of your life, the last thing you want is to make a costly mistake. That’s where Bob Rollinger can help keep your mind at ease and keep you protected from buying something that will come back to bite you in the pocket book!
Sweat the Small Stuff & The Expensive Stuff
Sure it looks great? You love the colors, and did you see that new updated kitchen?
But what if the foundation is sinking?
Does it need a new roof?
Furnace, Air Conditioner, Windows, Doors, Water Heater, Electric Panels, Plumbing issues….
Bob can help you find out how much more money you will be investing into your new home before you buy it. Then you can make an appropriate offer, ask for repairs, or abandon something that maybe isn’t right for you after we look “under the hood” for problems.
Not Grasping the Finances
Most buyers have two expenses to consider:
- Out of Pocket at Closing Time
- Monthly Costs
If you’re getting a loan, make sure your loan officer has explained the total monthly costs to you. If you need a loan officer, Bob can hook you up with someone who can help you get all your questions answered.
Don’t forget to get estimates on utilities, internet, and other expenses like HOA dues. Bob can help you determine these costs and plan ahead so there are no surprises.
Not Hiring The Right Agent
There are dozens of reason to hire an agent to help you buy a home. You want an experienced guide to help you navigate the entire process from start to finish and come out on top!
Buying a home can be difficult. It can be frustrating, or give you anxiety about the unknown. Bob will be your guide and give you the information, the tools, and the confidence you need. Imagine what it will feel like to finally push that key in the lock and walk across the threshold of your new home.
Even if you don’t use Bob as your guide, make sure your agent covers two very basic elements to every home buying process.
1. Being able to provide detailed local information that goes beyond just the potential re-sale value. Where are the local restaurants, essential services, schools and parks? What have other similar homes sold for recently? The more that your agent knows, the better.
2. You have the choice to hire an agent, or not to hire an agent. If you hire one, make sure they know how to go to bat for you. Make sure they have a team of vetted resources ready to help you when you need it. Do they know finance people, inspectors, cleaners, painters, legal, backflow testers, people at the city or county… make sure they are well connected. You don’t want to leave your future home in the hands of someone they’ve never tried before.
