Pets

Bob knows how much you love Fluffy or Fido, but your buyers may not. 35% of households in the U.S. don’t have pets, according to the Humane Society, and they may not love your pets, or could even be allergic to them. Pets should be absent or kept secured during showings or open houses. If they are noisy, you will need to take them elsewhere.

It’s important to reduce any pet odor. Stay on top of litter boxes by cleaning them before showings and make sure that if your animals have had any “accidents” that those places have been professionally cleaned to remove all odors. If you can’t get the smell out of an item, it will need to be removed.

In the yard and outdoor areas, make sure any animal waste has been cleaned up. You may need to start taking Spot and Dino on a walk around the neighborhood with dog-waste bags to ensure your buyers aren’t going to step in something unwelcome.

Specialized or Personalized Decor

That Star Wars lamp may be your favorite, but those items can turn your buyers off. They want to picture themselves living in their own home with their own things, not in someone else’s museum. Put those things away!

Natural Light and Fixtures

Open all the windows and shades to let in as much natural light as possible. Make sure all bulbs in the house are in working order. It is very common for potential buyers to walk into a room and flick the light switch. If you have old, outdated, or broken light fixtures, ensure they are replaced before you start showings or holding your open house.

Flooring

All carpets and floors should be clean and scent-free. If you have worn out carpet or flooring, make sure it is replaced or repaired before you start showing your home. Is there real wood hiding under that carpet? Get rid of that old carpet and show it off. Have stains or smells? Proper Staging
